Downtown Pensacola's Upcoming Luxury Condominium, Tristan Residences, Announces Units for Sale
Downtown Pensacola's historic East Garden District is ushering in a new era of luxury urban living. Tristan Residences, an upscale five-story condominium located in the center of one of Florida's most vibrant cities, has released its units for purchase, with construction scheduled to break ground this fall.
Developed by local real estate developer Chad Henderson in partnership with The Thrash Group, the new residential build will be in conjunction with the upcoming Hotel Tristan, located in the same plaza. The hotel is currently undergoing construction and is scheduled to complete in 2026.
Inspired by 16th-century Spanish explorer Tristán de Luna y Arellano, who established a colony at modern-day Pensacola, Tristan Residences will stand alongside Hotel Tristan and surround a pedestrian-friendly urban plaza. The space will feature fountains, gathering areas and a mix of food and beverage options, including world-class dining at the hotel and a locally inspired coffee and bakery on the ground floor of the condominium.
"Tristan Residences was never about just building more units downtown. From the start, it was designed to seamlessly weave permanent residences with dining, hospitality and gathering spaces to create a place where people can truly experience Pensacola's urban setting," said Henderson, the visionary, developer and primary investor behind the East Garden District, a placemaking project along Garden Street designed to become a lively and walkable development in Downtown Pensacola.
Tristan Residences offers 25 thoughtfully designed luxury homes, with prices starting at $488,000. Among them is a signature penthouse residence on the top level, spanning more than 1,700 square feet. The remaining 24 one to three-bedroom floorplans range from 837 to 1,548 square feet. All homes feature high-end finishes and premium appliances.
As part of the condominium's connection to Hotel Tristan, residents will have exclusive access to a variety of resort-style amenities, including housekeeping, room service, preferred pricing at hotel restaurants, valet service and access to a private fitness center.
"What makes Tristan Residences unique is the connection to the resources of a full-service hotel, something you rarely see in this part of the country," said Katy Collins, Realtor with Levin Rinke Realty. Collins and her business partner, Realtor Liz Harrison, are representing the property.
Tristan Residences is part of a broader vision for the East Garden District master plan, which is nearly a decade in the making. The project draws inspiration from Elias Durnford, the British surveyor who reshaped Pensacola in 1764 by introducing the linear parcels and gardens that gave Garden Street its name. Tristan Residences pays homage to the city's history and is designed as a permanent residential community rather than short-term rentals.
